My first offer! Should I accept it?
Congratulations on receiving your first offer! First offers are often nerve wracking propositions, as you may wonder if it will be your best offer. Your Rennie Sales Associate has the tools and expertise to evaluate any offer and advise you on the pros and cons of acceptance or counter offering.
Do I pay tax on any profit?
If you are selling your principle residence, you are not required to pay taxes on the profit. However, if you are selling your investment home or vacation property, any investment gains will be subject to additional taxes known as capital gains tax. Referalls,
I’ve accepted the offer. Now what?
If the sale is subject to specific terms, the conditions need to be removed in a specific period of time, known as subject removal. The subject removal period is typically from one week to 10 days and will be specified in the contract of purchase and sale. If there are no conditions attached to the sale, the next stage will be completion day.
I am a first time seller. What should I expect once I put my house on the market?
Wow, this is an exciting time for you; your home is on the market. If you are living in the home for sale, your sales associate will notify you when there is a showing or open house scheduled. You will want to clean and de-clutter your home prior to any showings. If there is an offer, you will be notified immediately and your sales associate will walk you through the process, step by step.
When you do a free market evaluation, will you just tell me a price or will you give me recommendations for upgrades?
During a free market evaluation, a Rennie Sales Associate will primarily be providing you with an estimated price for your home based on an evaluation of the current market. We will advise you on general selling features and how you may be able to promote you home. My home is for sale. When should I start to look for a new place?
It all depends on the market. If the market is slowing down, you might want to wait until your property has sold before you start to look for a new place. If you do find a new place while your home is still for sale, you can write a condition in the offer that the purchase is subject to the sale of your home. Conversely, in a booming market you may wish to start looking for a new home before you sell your existing property as the average time listings stay on the marketing is shorter and you will want to be prepared if you sell your home quickly.
